By providing accurate and complete information about the pet(s), the Tenant(s) assist in maintaining a safe and well-managed living environment for all residents of the property.

Pet Rules and Regulations


  • The Tenant(s) must have received written permission from the Landlord/Property Owner before bringing a pet onto the rental property. Failure to obtain prior approval may result in the termination of this Agreement.

Types of Pets Allowed:

  • Only the following types of pets are allowed on the rental property: [Insert Types of Pets Allowed, e.g., Dogs, Cats]. The Landlord/Property Owner reserves the right to specify any restrictions on breeds or sizes.

Number of Pets:

  • The Tenant(s) shall take all necessary measures to prevent excessive noise caused by the pet(s). Excessive barking, howling, or other disruptive noises are not permitted.

Leash and Restraint:

  • When the pet(s) is outside the rental unit, it must be on a leash or otherwise under the Tenant’s control. This includes common areas of the property and when walking outside.

Waste Disposal:

  • The Tenant(s) shall promptly clean up after the pet(s) and properly dispose of waste. Waste should be placed in designated receptacles and not left in common areas.
By adhering to these rules and regulations, the Tenant(s) contribute to a harmonious and respectful living environment for all residents of the property.

Pet Care Responsibilities


  • The Tenant(s) shall provide appropriate and nutritious food for the pet(s) based on their dietary needs. The pet(s) shall have access to fresh water at all times.


  • The Tenant(s) shall maintain the pet’s cleanliness and grooming needs, including regular brushing, bathing, and nail trimming.

Veterinary Care:

  • The Tenant(s) shall ensure that the pet(s) receives proper and timely veterinary care, including routine check-ups, vaccinations, and necessary medical treatments.

Flea and Tick Control:

  • The Tenant(s) shall take preventive measures to control fleas, ticks, and other parasites to ensure the pet(s)’ health and prevent infestations.


  • The Tenant(s) shall be responsible for training the pet(s) to follow basic commands and exhibit appropriate behavior. Untrained or unruly pets may be subject to additional restrictions.
The Tenant(s) commitment to fulfilling these pet care responsibilities ensures the well-being and happiness of the pet(s) as well as the overall quality of life on the rental property.

Property Damages and Cleaning

Security Deposit:

  • The Tenant(s) may be required to provide an additional security deposit to cover potential pet-related damages. This deposit is in addition to the standard security deposit and will be held in accordance with the terms of the lease agreement.


  • The Tenant(s) are responsible for cleaning any pet-related messes promptly and thoroughly. This includes cleaning up pet hair, odors, and any stains caused by the pet(s).


  • The Tenant(s) shall be responsible for covering the costs of any damages to the rental property caused by the pet(s). This includes damages beyond normal wear and tear.
By adhering to these provisions, the Tenant(s) help ensure the rental property remains well-maintained and free from pet-related damages.

Liability and Insurance

Tenant’s Liability:

  • The Tenant(s) acknowledge that they are fully responsible for any injuries or damages caused by the pet(s). The Tenant(s) shall indemnify and hold the Landlord/Property Owner harmless from any claims, liabilities, and expenses arising from pet-related incidents.

Renter’s Insurance:

  • The Tenant(s) may be required to maintain renter’s insurance that includes coverage for pet-related incidents. This insurance should cover any damages or injuries caused by the pet(s) to the rental property or to third parties.
By acknowledging their liability and obtaining the appropriate insurance coverage, the Tenant(s) ensure that they are financially prepared to address any pet-related incidents that may occur on the property.

Additional Charges

Pet Fee:

  • The Tenant(s) may be required to pay an additional pet fee as specified in the lease agreement. This fee covers the cost of pet-related services, maintenance, and potential wear and tear on the property.
The Tenant(s) understand and agree to pay the specified pet fee as outlined in the lease agreement. This fee contributes to the ongoing care and maintenance of the property in consideration of the pet(s).

Pet Agreement Term
