I've tested probably 15 "AI for STR" tools in the past year. Here's what's actually useful vs pure marketing hype: **ACTUALLY USEFUL:** 1. **Hospitable's AI messaging** — Handles 80-90% of guest inquiries automatically. Understands context, answers check-in questions, provides property info, and escalates complex issues to you. This alone saves me 5+ hours/week. (https://hospitable.com) 2. **PriceLabs market data + AI pricing** — Their AI-driven pricing recommendations are based on real market data and perform well. Not perfect, but better than manual pricing. (https://pricelabs.co) 3. **ChatGPT/Claude for listing descriptions** — Give it your property details and ask for an optimized listing description. The output is a solid first draft. Still needs human editing for authenticity. 4. **AI review response tools** — The review response generator at https://strspecialist.com/tools/review-response-generator helps craft professional responses quickly. Especially useful for negative reviews where you need to be careful with wording. 5. **ChatGPT for house rules** — Input your rules in bullet points, ask it to "rewrite these house rules in a friendly, professional tone." Great results. **OVERHYPED:** 6. **"AI interior design" tools** — They suggest generic Pinterest-style designs that don't account for durability, guest-proofing, or STR-specific needs. 7. **"AI competitor analysis"** — Most just scrape Airbnb data you can get yourself from AirDNA. 8. **"Fully autonomous AI property management"** — Nothing replaces human judgment for complex guest situations. AI assists, it doesn't replace. **The honest summary:** AI is excellent at structured, repetitive tasks (messaging, pricing, copywriting). It's poor at nuanced decisions (guest screening, dispute resolution, property improvements). Use it as a tool, not a replacement for actual hospitality skills.

The most underrated AI use case: using ChatGPT to write your standard operating procedures (SOPs). I gave it a description of my cleaning process and it generated a detailed, step-by-step checklist with time estimates. Then I gave it my check-in process and got a professional SOP document. These SOPs are now what I hand to every new cleaner and co-host. What would have taken me hours to write properly, AI generated in 10 minutes with light editing.
