Airbnb profit is not the same as Airbnb revenue. Many hosts look at their payout statements and mistakenly treat the total as profit. The correct formula accounts for every cost category before you arrive at true net profit.
Core Formula
Net Profit = Gross Revenue − Platform Fees − Fixed Costs − Variable CostsGross Revenue: Nightly rate × booked nights + cleaning fees charged + extra-guest fees.
Platform Fees: Airbnb host-only fee (15.5%) or split-fee model (3%). Applied to nightly revenue only.
Fixed Costs: Mortgage/rent, insurance, utilities, HOA, property tax, management fee, subscriptions — costs that recur regardless of occupancy.
Variable Costs: Cleaning, laundry, supplies per turnover + a maintenance reserve (5–10% of revenue) for repairs and replacements.
Estimate your monthly gross revenue
Multiply your nightly rate by estimated booked nights (nights available × occupancy rate). Add the cleaning fee per booking multiplied by the number of turnovers.
Deduct platform fees
If using Airbnb's host-only model, subtract 15.5% of your nightly revenue. For the guest-pay split-fee model, subtract 3%. Direct bookings eliminate this cost entirely.
Subtract your fixed monthly costs
Add up every cost that doesn't change with occupancy: mortgage or rent, insurance, utilities, HOA, property tax, property management fee, and any software subscriptions.
Subtract variable costs
Multiply per-turnover costs (cleaning paid, laundry, supplies) by the number of monthly turnovers. Add your maintenance reserve (5% of gross revenue is a safe starting point).
The remainder is your net profit
Divide by booked nights for per-night profit. Divide by 30 for RevPAN (Revenue Per Available Night), the most important benchmarking metric.
