Great data project! Here's my analysis from 300+ reviews across 4 properties (urban apartments in Dallas, Denver, Chicago): **Mentioned positively most often (in order):** 1. ☕ Coffee station (mentioned in 45% of reviews!) — Keurig + variety of pods + mugs + sugar/cream 2. 📶 WiFi speed (38%) — "fast WiFi" was the #2 most common positive phrase 3. 🛏️ Bed comfort (35%) — quality mattress + pillows 4. 🅿️ Parking (32%) — free parking is a HUGE differentiator in cities 5. 🏊 Pool/hot tub (28%) — if you have it, guests mention it 6. 🧹 Cleanliness (25%) — not an amenity per se, but the baseline 7. 📺 Streaming services (22%) — Netflix, Disney+, etc. 8. 🧺 Washer/dryer (18%) — especially for 3+ night stays 9. 🍳 Kitchen setup (15%) — fully stocked kitchen with real cookware 10. 🏗️ Workspace (12%) — desk + good chair + monitor (becoming more important) **Things guests almost NEVER mention:** - Board games / books - Robes and slippers - Fancy toiletries beyond the basics - Fireplace (unless it's a cabin) - Smart home devices (Alexa, etc.) **Things guests mention negatively most:** 1. Noisy (street noise, thin walls, loud AC) — 28% of negative mentions 2. Confusing check-in process — 22% 3. Uncomfortable bed — 18% 4. Slow/unreliable WiFi — 15% 5. Lack of parking options — 12% **My takeaway:** Invest in coffee, WiFi, beds, and parking. Everything else is a nice-to-have. Adding my data from a vacation/resort context (3 beach properties in Florida): The top 5 for vacation properties are different: 1. **Pool/hot tub** (67% of positive reviews!) 2. **Beach access/proximity** (52%) 3. **Outdoor space** (48%) — patio, grill, outdoor dining 4. **Kitchen** (35%) — families cook at vacation homes 5. **Games/entertainment** (28%) — board games, kayaks, pool float collection For vacation properties, the EXPERIENCE amenities matter more than the utility amenities. A pool trumps WiFi speed when people are on vacation. I installed a Starlink dish ($120/month) and upgraded my WiFi from 80 Mbps to 200+ Mbps. It gets mentioned in about 40% of my reviews now, specifically the speed. Remote workers absolutely love it and several have become repeat guests who book monthly stays. The ROI: Starlink costs ~$120/month. One repeat remote worker booking per month easily covers $2,000+ in revenue. The WiFi paid for itself in the first booking. The WiFi QR code generator at https://strspecialist.com/tools/wifi-qr-code-generator is great for creating a nice card to put near the router.
