Guest screening is the most underutilized prevention tool in STR hosting. Here are the options: **Airbnb's built-in screening:** - Require government ID verification - Require at least one positive review for Instant Book - Check the guest's profile for red flags (new account, no photo, no reviews, local booking) **Dedicated screening tools:** **Autohost ($5-8 per reservation)** - Automated background checks on every guest - Risk scoring based on 200+ data points - ID verification beyond Airbnb's standard - Criminal database screening - Auto-approve low-risk, flag high-risk for manual review - Integrates with Airbnb, VRBO, and direct bookings **SUPERHOG ($3-5 per reservation)** - Guest verification and screening - Damage deposit collection and enforcement - $5M damage guarantee on verified guests - Good for hosts who want screening + financial protection **Safely (https://safely.com) guest screening** - Included with their per-reservation insurance - Guest screening + damage protection + liability insurance in one package - $8-15 per reservation **Red flags I watch for (manual screening):** 1. ⚠️ New account with no reviews 2. ⚠️ Local booking (same city as your property) 3. ⚠️ 1-night weekend booking (Friday or Saturday) 4. ⚠️ Booking made same day or next day 5. ⚠️ Low or no communication before booking 6. ⚠️ "Booking for a friend/family member" (third-party bookings) 7. ⚠️ Evasive answers about trip purpose **My approach:** Autohost for automated screening + Minut (https://minut.com) for in-stay monitoring. The combination catches problems both before AND during the stay. Since implementing both, my bad guest rate dropped from ~5% to <1%.

The combination of guest screening + noise monitoring is powerful, but the single most effective filter is simply requiring Instant Book with "positive reviews required." This one setting eliminates 80% of potential problem guests because: - They must have at least one stay with a positive review - They must have a verified ID - Hosts who reviewed them didn't flag them The remaining 20% of risk can be handled by Autohost or manual screening. Don't over-engineer it — the simple filters do most of the heavy lifting.
