Bathroom upgrades ranked by impact-to-cost ratio: **Tier 1: Under $50 (massive impact)** - **Wall-mounted soap/shampoo dispensers** ($20-30 for a set) — Instantly looks boutique hotel. Use nice products (Mrs. Meyer's, method, or a local brand). Ditch the mini bottles. - **Matching towels** ($40 for a full set in white) — Replace any mismatched, thinning, or stained towels. White only. Stack them neatly. - **Eucalyptus bundle** on the shower head ($5-8, replace monthly) — The steam releases the scent. Guests LOVE this and mention it in reviews. It's literally a few dollar store eucalyptus sprigs tied to the shower head. - **Upgraded shower head** ($20-30 for a rainfall style) — Takes 5 minutes to install. "Great water pressure!" is a surprisingly common review phrase. **Tier 2: $50-150 (noticeable upgrade)** - **Framed mirror** to replace the builder-grade plate mirror ($60-100) — Single biggest visual upgrade per dollar. - **Vanity light fixture** swap ($50-80) — Replace the builder-grade bar light with something modern. Warm LED. - **Floating shelves** ($40) — Add open shelving above toilet for rolled towels, a candle, and a small plant. - **Upgraded toilet seat** ($35) — Soft-close, elongated. No more toilet lid slamming at 2am. **Tier 3: $150-500 (mini renovation feel)** - **Peel-and-stick tile backsplash** ($50-100) — Add a subway tile accent behind the vanity. - **New faucet** ($80-150) — A matte black or brushed gold faucet transforms the vanity. - **New vanity hardware** ($15-30) — Change the drawer pulls/knobs. - **Caulk refresh** ($10 in caulk + 2 hours of work) — Re-caulk shower, tub, and vanity edges. White, fresh silicone caulk makes everything look new. Total "Tier 1 + Tier 2" bathroom upgrade: under $200. Guests will think you renovated.

The eucalyptus tip is 100% real. I added it 6 months ago and it's been mentioned in 12 reviews since. It costs $5/month and creates a spa-like scent in the bathroom. Best ROI of any amenity I've ever added. Also: get a small Bluetooth speaker ($15-20) for the bathroom. Load a playlist on it and leave it playing softly during the first check-in. Tell guests it's theirs to use. It screams "boutique hotel experience" and costs basically nothing.

For anyone doing a bathroom upgrade on a budget, I'd add: **LIGHTING is everything.** A dim bathroom feels dingy regardless of how clean it is. Replace any warm/yellow bulbs with 4000K daylight LED bulbs. Add a small plug-in night light for nighttime bathroom trips. If possible, add a lighted vanity mirror ($40-80 from Amazon) — guests use these for makeup/grooming and it looks high-end. The combination of good lighting + eucalyptus + fresh white towels + a rainfall showerhead = guests consistently say "the bathroom was amazing" even in a builder-grade space.
