It's worth noting: **bed bugs often come FROM guests, not the property.** A guest arrives with bed bugs in their luggage (from a previous hotel, their own home, a flight) and introduces them to your property. Then they blame you. This is why documentation of your cleaning and inspection routine is CRITICAL. If you can show: - Professional cleaning photos from before their stay - No complaints from the 5+ guests before them - Previous professional inspection showing no bed bugs ...the liability shifts significantly. Bed bugs don't appear from nowhere. They were either already there (your issue) or introduced by the guest (not your issue). Either way, you need to remediate. But the liability for costs (reimbursement to guest, medical bills) is very different depending on the source. Keep your property in immaculate condition and document it.
