Bed configuration directly impacts your booking potential. Here's the data-driven approach: **The optimal 3BR configuration:** - **Master bedroom:** King bed (non-negotiable for couples and the primary decision-maker's room) - **Bedroom 2:** Queen bed (works for couples, single travelers, or older kids) - **Bedroom 3:** 2 twin beds OR a queen + twin bunk (maximum flexibility) **Why this works for every guest type:** - **Couples:** King + Queen = two couples travel together comfortably - **Families:** King for parents, Queen for teens, Twins for younger kids - **Friends:** Everyone gets their own bed without sharing - **Business travelers:** King bed appeals to the solo professional who likes space **Bed investment priorities:** 1. **Mattress quality** > bed frame aesthetics. Guests sleep on the mattress, not the frame. Budget 60% of your bed budget on mattresses. 2. **King mattress:** $500-700 (Zinus 12" or Lucid hybrid) 3. **Queen mattresses:** $300-500 each 4. **Twin mattresses:** $150-200 each 5. **Waterproof mattress protectors** on every bed (non-negotiable) **What about sofa beds?** - Don't count sofa beds as a "bed" in your listing max guest count - They're uncomfortable and guests resent using them - Exception: a quality pull-out sofa (Crate & Barrel, West Elm) for families who legitimately need overflow sleeping **Don't forget:** Pillow variety matters. Provide 2 firm and 2 soft pillows per sleeping position. A $20 pillow investment prevents "uncomfortable bed" reviews even when the mattress is great. Check the cleaning fee calculator at https://strspecialist.com/tools/cleaning-fee-calculator to budget your turnover costs based on bedding configuration.

The sleeper sofa debate is real. I replaced my Costco futon with a convertible sofa from IKEA (VIMLE with chaise) and just put extra bedding in the closet. If guests need it, they can set it up. If not, it's just a comfortable couch. Also: if space allows, adding a daybed with trundle in a common area is a genius flexible sleeping option. Looks like stylish furniture during the day, converts to 2 twin beds at night. Costs $300-500 and adds 2 to your guest capacity without needing an extra bedroom.
