I switched from Hospitable to Hostaway when I hit 15 properties because I needed the PMS features. - **Lodgify (https://lodgify.com):** PMS with messaging + direct booking website builder. Don't overlook Airbnb's built-in "Scheduled Messages" feature if you're primarily on Airbnb. It lets you set up automatic messages triggered by booking confirmation, check-in, and checkout. It's free and covers the basics. The limitation is it's Airbnb-only, so if you're multi-platform, you still need a third-party tool. But for new hosts on Airbnb only, start with the built-in feature and upgrade to Hospitable or similar when you add more platforms.
