Smart passive income on top of the rental. What I stole: - WhatsApp voice note for greetings (dropped it — too awkward for US market) - Curated local guide with personal connections (adopted — guests love it) - Hammock on my cabin's porch (absolute game-changer for reviews) - Local art for sale (testing this at 1 property — modest sales so far)

I stayed at a place in Kyoto, Japan that had the best house manual I've ever seen. It was a physical book — hand-illustrated with watercolor paintings of the neighborhood, hand-drawn maps to recommended restaurants, and personal stories about the area's history. The host was a retired artist. The manual must have taken months to create. I nearly cried reading it because it was so personal and beautiful. I can't compete with watercolor illustrations, but I did create a much more personal and detailed digital guidebook after that experience. Moving beyond the generic "here are 10 restaurants near my property" to "here's where I take my family for Sunday brunch and why we love it." Hot take: the WORST Airbnb experiences have taught me more than the best ones. Worst stay: a "luxury" listing in Barcelona that had: - Broken AC that the host said "should work, just give it time" (it was 95°F) - Check-in required climbing 4 flights of stairs with no elevator (not mentioned anywhere) - Dirty sheets (literally someone else's hair on the pillowcase) - Generic house rules printed on regular paper taped to the wall I was furious as a guest. But as a host, each of those failures taught me what NOT to do: - My AC gets serviced twice yearly - I disclose every potential friction point in my listing - My cleaners send me photos of made beds - My house rules are professionally printed and framed Every bad guest experience is a lesson for your own hosting. Travel more, stay at more STRs, take notes — positive AND negative.
