My description framework that's helped me maintain 90%+ occupancy: **Section 1: The Hook (2-3 sentences)** Open with the EXPERIENCE, not the features. What will the guest's stay FEEL like? "Wake up to mountain views from your private deck, sip locally roasted coffee, and spend the day exploring downtown Asheville — just a 5-minute walk away." **Section 2: The Space (1 paragraph)** Describe the actual layout and key features. Be specific with numbers. "This light-filled 1,200 sq ft apartment features 2 bedrooms (queen + twin), a fully equipped kitchen, and a private south-facing balcony. The open-concept living area has a 55-inch smart TV with Netflix, a dedicated workspace with high-speed WiFi (150 Mbps), and a sectional sofa perfect for movie nights." **Section 3: The Amenities (bullet list)** Now switch to bullets for easy scanning: • Free covered parking • In-unit washer/dryer • Fully stocked kitchen (including coffee maker, blender, wine opener) • 72-inch smart TV with Netflix, Disney+, HBO Max • High-speed WiFi (150+ Mbps) — great for remote work • Central air conditioning • Pack 'n Play and high chair available on request **Section 4: The Neighborhood (2-3 sentences)** What's nearby? Restaurants, activities, attractions with walking/driving times. **Section 5: The CTA (1 sentence)** "Book now — weekends fill up fast!" Keep the total description to 400-600 words. Long enough to cover everything, short enough that people actually read it.

SEO tip for Airbnb descriptions: naturally include search terms that guests type. If you're in Austin, work in phrases like "downtown Austin," "South Congress," "6th Street," "live music," "bachelorette party friendly" (if applicable). Airbnb's internal search algorithm does match listing descriptions to search queries. So if someone searches "Austin hot tub pet friendly," and your description mentions all three, you're more likely to surface. Don't keyword stuff — just naturally weave relevant terms into your description.

One thing to test: Airbnb now shows a **highlight section** at the top of listings with quick badges (Self check-in, Free cancellation, Fast WiFi, etc.). Make sure you have all your amenities properly checked in the Airbnb amenity section, because these badges are generated automatically from that list. A lot of hosts spend time on the description but forget to check all applicable amenity boxes. Those badges are more visible than your description to many guests.

For hosts who aren't great writers: use an AI tool to help draft your description. Paste in your bullet points and ask it to write an engaging listing description. Then edit it to add YOUR voice and make sure everything is accurate. Just don't let AI make claims you can't back up. "Stunning panoramic views" better mean actual panoramic views, not a glimpse of a building through a window.
