Channel manager from day one or wait until property #2?

I'm setting up my first Airbnb and I keep reading about channel managers like Hostaway, Guesty, Hospitable, and Lodgify. They seem useful for managing multiple platforms and automating messages. But is it overkill for a single property on a single platform? The costs range from $20-100+/month which seems like a lot when I'm just starting out. At what point did you add a channel manager? And which one did you go with?

For a single property on one platform, a full channel manager is overkill. Here's my recommended progression: **1 property, 1 platform:** Just use Airbnb's built-in messaging and scheduling. Free and sufficient. **1 property, 2 platforms:** This is where you NEED calendar sync at minimum. Hospitable (https://hospitable.com) at $25/month is great because it does automated messaging + basic calendar sync. **2-3 properties, 2+ platforms:** Now you need a proper channel manager. I use Hostaway (https://hostaway.com) and it's been bulletproof. Also look at Guesty (https://guesty.com) and Lodgify (https://lodgify.com). **4+ properties:** Full PMS territory. Guesty, Hostaway, or Uplisting (https://uplisting.io) — you need real operational tools at this point. Don't spend money on tools until the problem they solve is costing you time or money.

I went with Hospitable (https://hospitable.com) from day one and don't regret it. Even with 1 property on 1 platform, the automated messaging alone saves me 30+ minutes per booking. No more copy-pasting check-in instructions at 3pm. It's $25/month but the time savings and faster response times (which boost your Airbnb algorithm ranking) make it worthwhile even for property #1. Plus you won't have to migrate your message templates later when you scale.

Counter-opinion: I wasted $40/month on a channel manager for 6 months when I had one property. I should have just used Airbnb's built-in tools and saved that $240. The channel manager became essential when I added property #2 and listed on VRBO. That's when manual calendar sync became impossible and double-booking risk was real. My recommendation: save the money at first, invest it in better amenities that boost reviews. Add the channel manager when you add your second listing or second platform.

Hostaway (https://hostaway.com) runs around $30/mo and is a full PMS + channel manager, solid 8/10. Guesty (https://guesty.com) is similar price but aimed more at enterprise-level scaling. Lodgify (https://lodgify.com) is only ~$17/mo and really shines if you want a direct booking website. Uplisting (https://uplisting.io) at ~$20/mo is a good mid-range PMS option. All solid choices. Pick based on what problem you're solving first — messaging vs channel sync vs direct bookings.
