I've tried 3 of the 5 you mentioned. My recommendation depends on what you prioritize: **Best ALL-IN-ONE for 3-5 properties: Hostaway (https://hostaway.com)** - Channel management across all major platforms ✅ - Automated messaging ✅ - Smart lock integration ✅ - Direct booking website ✅ - Financial reporting ✅ - Pricing: ~$30-40/listing/month - Why I chose it: One login, everything in one place. Support is responsive. **Best if MESSAGING is your priority: Hospitable (https://hospitable.com)** - Best-in-class messaging automation (AI-powered) - Good channel management - Not as feature-rich as Hostaway for reporting/financials - Pricing: $25-40/month per listing - Why to choose: If guest communication is your bottleneck, Hospitable is unmatched **Best for BUDGET: Lodgify (https://lodgify.com)** - Good channel manager - Built-in direct booking website builder - Solid but not spectacular automations - Pricing: $17-33/listing/month - Why to choose: Best value, especially if you want a direct booking site included **Best for SCALING (10+ properties): Guesty (https://guesty.com)** - Most comprehensive feature set - Built for property managers, not just hosts - Expensive ($25-50/listing/month + onboarding fees) - Why to choose: If you're growing fast and need enterprise-grade tools **My pick for 3-5 properties: Hostaway or Hospitable.** You can't go wrong with either. I'd sign up for free trials of both and see which interface clicks better.

One thing people forget: **switching channel managers is painful.** Once you connect all your listings, configure automations, and train your workflow around a tool, moving to a different one takes a full week of work. So pick carefully and commit for at least 6 months. The "best" channel manager is the one you actually learn deeply and use to its full potential, not the one with the most features on a comparison chart. Also check: does it integrate with your dynamic pricing tool? PriceLabs (https://pricelabs.co) integrates with all of the above, but double-check specific features like minimum stay rules and multi-calendar sync.

Uplisting (https://uplisting.io) deserves more attention. I switched from Hostaway to Uplisting 6 months ago because: - Cleaner UI (it just makes more sense visually) - Excellent Airbnb + VRBO + Booking.com integration - Built-in messaging (not as AI-advanced as Hospitable but functional) - Competitive pricing at $15-25/listing/month It's a newer platform so it has a few rough edges, but the development speed is impressive — they ship new features monthly. For hosts who value simplicity and a modern interface, it's worth trying.
