My deep clean schedule based on occupancy: **Quarterly (every 3 months):** - Inside oven and microwave (full degrease) - Behind and under refrigerator - Inside refrigerator shelves and drawers - A/C filter replacement - All baseboards wiped down - Window tracks cleaned - Ceiling fans dusted - Light fixtures cleaned - All cabinet fronts wiped - Under all furniture (beds, couches, tables) - Mattress protector laundered - Pillow protectors laundered or replaced **Semi-annually (every 6 months):** - Carpet deep clean / steam (if applicable) - Window washing (inside and outside) - Grout cleaning in bathrooms - Dryer vent cleaning - Shower head descaling - Garbage disposal deep clean **Annually:** - Exterior power wash - Furniture condition assessment (replace worn items) - Paint touch-ups - Full HVAC service - Smoke/CO detector battery replacement and testing I schedule the quarterly deep clean during a gap in bookings — I block 2 days and my cleaner spends 4-5 hours. I pay 2x the regular turnover rate for deep cleans. Tracking all this is easier with a property management checklist. One tip: don't schedule deep cleans when you're losing peak revenue. Block a Monday-Wednesday in your slow season for the quarterly deep clean. Losing 2 nights in January is way cheaper than losing a Friday-Saturday in June. Also: your cleaner might not have the equipment for things like carpet steam cleaning or window washing. Budget for specialized services — a professional carpet cleaner costs $100-150 and extends the life of your carpets significantly.
