Hospitable handles both Airbnb and VRBO (and Booking.com). That's actually the main reason I chose it — unified inbox across all platforms. When a guest messages on any platform, it shows up in one place and the automated responses work everywhere. The VRBO integration is slightly less smooth than Airbnb but it covers like 95% of the same functionality.

Have you looked at Guesty Lite? It's free for up to 3 properties and does channel management + messaging. I use it instead of Hospitable and it saves me the monthly cost. The tradeoff is the automated messaging isn't quite as good as Hospitable's, but for someone just starting out with 1-2 properties, it's hard to beat free.

The NoiseAware tip is smart. I had a party situation that cost me $2,800 in damages. The NoiseAware sensor would have alerted me before things got out of hand. Just ordered two for my downtown properties. Also +1 for the Ring cameras. Make sure they're EXTERIOR only and disclosed in your listing. Interior cameras, even in common areas, are against Airbnb's policy and will get your listing removed.

This is gold — bookmarking this. Question about Hospitable: does it handle VRBO messages too, or just Airbnb? I'm on both platforms and the context-switching between inboxes is killing me.
