After furnishing 6 properties and learning expensive lessons, here are my proven picks: **Couches:** - **Material:** Performance fabric (Crypton, Revolution, Sunbrella) — these are stain-resistant, water-resistant, and wipeable. NEVER buy velvet, linen, or white cotton for an STR. - **Brand picks:** Article (Sven line in performance fabric), IKEA Friheten (cheap, replaceable, machine-washable covers), Floyd (modular, easy to repair/replace sections) - **Budget pick:** Walmart's Beautiful line by Drew Barrymore — surprisingly durable at $400-600 **Beds:** - **Frame:** Metal or solid wood platform beds. No particle board. IKEA MALM is fine for budget. Zinus metal frames are nearly indestructible ($80-150). - **Mattress:** Zinus 10" Green Tea Memory Foam ($200-300). I've had these in 4 properties for 3+ years with zero issues. Protected by a waterproof mattress protector (absolutely non-negotiable). **Dining tables:** - Live edge or solid wood with a polyurethane finish - IKEA EKEDALEN (extends for larger groups) - NEVER glass — guests break it, it scratches, and it shows every fingerprint **Chairs:** - Metal or solid wood dining chairs (no upholstery on seats) - IKEA JANINGE (polypropylene, wipeable, stackable) - Felt pads on all chair legs to protect flooring **Flooring:** - Luxury vinyl plank (LVP) everywhere — bathroom, kitchen, bedrooms, living room - Looks like hardwood, is waterproof, scratch-resistant, and 50% cheaper - LifeProof brand from Home Depot is my go-to - NO carpet (stains, odors, impossible to fully clean between guests) **The golden rule:** Buy things that can be easily cleaned, repaired, or replaced. Modular furniture > one-piece. Performance fabrics > decorative fabrics. Simple designs > ornate details.

Seconding LVP flooring. I ripped out carpet in all 3 properties and replaced with LifeProof LVP. Total game changer — cleans in seconds, looks beautiful, and guests can't ruin it. My cleaning time dropped 20 minutes per turnover just from not having to vacuum and treat carpet stains. For outdoor furniture: look into polywood (recycled plastic that looks like wood). It's weather-proof, guest-proof, and maintenance-free. More expensive upfront but you'll never replace it.
