Hospitable (used to be Smartbnb) is what I'd recommend for most people in your situation. $40/month for 2 properties plus $25 for each one after that. The messaging automation is legitimately good — it uses AI to understand what guests are asking and respond appropriately, not just dumb "if keyword then template" stuff. The interface is clean, the mobile app works well, and the Airbnb integration feels almost native. The direct booking website add-on is a nice bonus too. Where it falls short: accounting is basic, and if you manage properties for other owners, there's no good owner reporting feature. But for self-managing hosts with under 10 properties, it's the best overall package in my opinion. Guesty is the enterprise option. Their "Lite" plan starts at $30/month for up to 3 listings but the real product is Guesty Pro, which gets expensive (they take a revenue percentage). It does EVERYTHING — multi-platform support including Booking.com, owner reporting, payment processing for direct bookings, task management. If you're running a property management company with 20+ doors, this is what you want. For 4 properties? Overkill. The learning curve is steep and their support has gotten worse as they've scaled. OwnerRez is the sleeper pick, especially if VRBO is a big part of your business. Their VRBO integration goes deeper than anyone else's. The direct booking website builder is solid and they have surprisingly good email marketing tools. $40/month for the first property, $7.50 each additional. The interface feels a bit dated compared to Hospitable and the messaging automation isn't as smart, but it's reliable and the community is helpful. If I was mostly on VRBO with a direct booking site, I'd probably go OwnerRez. For your situation — 4 properties, Airbnb + VRBO — I'd honestly go Hospitable. The messaging automation alone saves me 5-8 hours a week and that's worth more than any feature comparison spreadsheet. You'll spend maybe 2-3 evenings getting everything set up and then your day-to-day communication workload drops dramatically.
