I've tested this extensively across 8 listings. My findings: **Optimal number: 25-35 photos.** Enough to show everything, not so many that it's a slideshow. Under 15 looks sparse. Over 40 feels excessive. **The ideal photo order:** 1. **Hero shot** — your BEST photo. Usually the living room or an exterior shot that shows the property's wow factor. This is your thumbnail in search results. Make it count. 2. **Bedroom 1** — guests want to see where they'll sleep early in the scroll 3. **Kitchen** — especially if it's well-equipped 4. **Bathroom** — sparkling clean, well-lit 5. **Living room alternate angle** — show the full space 6. **Bedroom 2** (if applicable) 7. **Outdoor space** — patio, balcony, pool, yard. This is often the differentiator. 8. **Amenity highlights** — hot tub detail, coffee station, game room, workspace 9. **Neighborhood/view shots** — sunset from the balcony, street view, proximity to attractions 10-30. **Additional rooms, details, and context shots** **The first 5 photos matter most.** ~70% of guests make their booking decision based on the first 5 images plus the title and price. Don't bury the good stuff.

Photo quality tips that boosted my conversion: - **Shoot in landscape orientation** (horizontal). Airbnb's layout favors landscape photos — they fill the frame better. - **Shoot during "golden hour"** (sunrise or sunset light). The warm tones make spaces feel inviting. - **Turn on ALL lights** even during daytime shoots. Warm light + natural light = professional look. - **Remove personal items.** No family photos, political items, or religious items in shots. - **Stage minimally.** A coffee table book, a plant, folded towels — that's it. Don't over-style. - **Include at least 2 "lifestyle" shots.** A wine glass on the balcony at sunset. An open book on the bed with coffee. These sell the EXPERIENCE, not just the space. A professional photographer ($200-400 for a 2-3 hour session) is the single highest-ROI investment you'll make. It's not even close.

One hack: add **photo captions** to every image on Airbnb. Most hosts skip this but captions are: 1. Searchable text (helps with Airbnb SEO) 2. Another chance to highlight amenities ("Our queen bed with premium memory foam mattress and organic cotton linens") 3. A way to set expectations ("Cozy living room — 300 sq ft with smart TV and Sonos speaker") I spent 20 minutes writing captions for all 30 photos. It's free and it works.
