I've launched 5 properties. Here are honest numbers from my most recent (2BR apartment in Charlotte, NC, launched January 2026): Furnishing the 2BR from scratch: master bed frame + mattress $650, guest bed frame + mattress $500, mattress protectors $60, four sets of sheets $200, pillows and protectors $120, towels (12 bath, 12 hand, 12 wash) $180, sofa $550, dining table + 4 chairs $300, 65" TV + wall mount $450, four nightstands $200, two dressers $300, six lamps $150, curtains for all rooms $200. Kitchen (starting from empty): pots/pans/bakeware $120, dishes/glasses/mugs $80, utensils and cooking tools $60, knife set $40, Keurig coffee maker $80, toaster and odds and ends $40. Kitchen subtotal: about $420. Bathroom and essentials: pump soap dispensers $30, toilet paper in bulk $25, paper towels $20, cleaning supplies $50, first aid kit $20, iron + ironing board $40, two hair dryers $40. Subtotal: roughly $225. Technology: Schlage Encode smart lock $200, Ring doorbell camera $100, WiFi upgrade $20/mo, Minut noise monitor $150, phone chargers $30. Tech subtotal: about $500. Legal and business stuff: LLC formation $125, STR permit/license $150, STR insurance for the first year $1,200, listing photos (I did them myself) $0. Subtotal: around $1,475. Decor: wall art $150, throw pillows + blankets $100, rugs $120, fake plants $50, welcome basket supplies $30. Subtotal: roughly $450. **TOTAL: ~$6,930** That's for a NICE 2BR setup from scratch. For a **spare room in your primary home** (much cheaper): - Quality mattress + topper: $400 - Bedding (2 sets): $100 - Towels (6 bath, 6 hand): $80 - Nightstand + lamp: $75 - Hangers + closet organizer: $30 - Smart lock for front door: $200 - Extra toiletries: $30 - Phone charger: $10 - **Total: ~$925** Plus monthly: occasional deep clean ($80/month if hosting frequently), toiletries ($20/month), and extra utilities ($30-50/month). The spare room approach is the lowest-risk way to start. You're already paying the mortgage, so almost all Airbnb income is profit. I started this way and now have 3 properties. The spare room funded my down payment on property #2.
