Hey! I'm based in Austin, TX with 4 properties — 2 condos downtown, a 3BR house near South Congress, and a lake house on Lake Travis. Hosting for 3 years now. My biggest challenge is the Austin STR regulation changes. They keep tightening the rules, especially for non-owner-occupied properties. Currently dealing with the new permit requirements and wondering if I need to pivot my downtown condos to mid-term. Regarding your winter occupancy — have you tried dropping your minimum stay to 1 night in the off-season and targeting business travelers? Asheville gets convention traffic that needs shorter stays. Also list on Furnished Finder for traveling nurses — Mission Hospital is a major employer.

Welcome to the community! I host in the Smoky Mountains, TN — 5 cabins ranging from 1BR to 4BR. Been at it for 5 years. Current challenge: cleaner turnover. I can't keep cleaners for more than 6 months in a rural area. The drive between cabins is 30+ minutes and the work is physically demanding. Just started using Turno (https://turno.com) to access a broader cleaner marketplace, which has helped. For the Asheville winter question — I'd recommend putting your properties on mid-term platforms (Airbnb 28+ day, Furnished Finder) during Nov-Feb and targeting traveling healthcare workers. Asheville's hospital system employs hundreds of traveling nurses. Consistent income at ~75% of STR rates beats 45% occupancy.
