I host a shared space too and had the exact same scenario. In my case, I let them do a late check-in "just this once" and they ended up slamming the front door, taking a shower at midnight, and making a microwave dinner at 12:30 AM. Never again. Stick to your check-in window. If someone can't make it work, they should book a whole-home listing where late arrivals don't affect anyone.

You're not being unreasonable at all. Your check-in window is clearly stated on your listing. The guest should have checked this before booking. That said, here's how I'd handle it diplomatically: > "Hi [Name]! I totally understand flights sometimes dictate arrival times. Unfortunately, since this is a shared home and I have an early morning schedule, I'm not able to accommodate check-in after 8 PM. I'd suggest booking a hotel for the first night and checking in the next day — I'm happy to adjust the reservation dates if that helps. Alternatively, if you can arrive by 8 PM, we're all set!" Protect your boundaries. It's YOUR home.
