I switched to a commercial laundry service 6 months ago and it's been a game changer. Here's the breakdown: **How it works:** 1. Cleaner strips all beds and towels, bags them in labeled laundry bags 2. Laundry service picks up dirty linens and drops off fresh, pressed linens (same visit) 3. Cleaner makes beds with fresh linens — no waiting for wash/dry cycles **Cost comparison (for my 2BR/2BA):** - DIY on-site: $0 direct cost but +1.5 hours cleaning time ($45/hr = ~$67 labor cost) - Laundry service: $40-60 per turnover (wash, fold, press) So the actual cost difference is minimal — and the time savings are massive. **Benefits:** - Turnover time drops from 3.5 hours to 2 hours - Linens are professionally pressed (hotel quality) - No wear and tear on your washer/dryer - Same-day turnovers are easily achievable - Cleaner is happier (less work, same pay, faster finish) **Requirements:** - You need 3 sets of linens per bed: one on the bed, one at the laundry service, one as backup - Find a service that offers pickup/delivery (most do) This is especially important as you scale. Managing laundry across 3+ properties on-site is a logistics nightmare.

If you're not ready for a full laundry service, consider a hybrid: ON-SITE for towels and lighter items (quick wash/dry), and LAUNDRY SERVICE for sheets and duvet covers (bulky, slow to dry, wrinkle easily). I do this with 2 sets of sheets per bed circulating through the laundry service, while towels get washed on-site during the turnover. Best of both worlds.
