Smart thermostat + reasonable limits = solved problem. Here's my setup: **Hardware:** Ecobee Smart Thermostat Premium ($250) - Connected to WiFi, controllable remotely - Set temperature limits: 68-76°F (guests can adjust within this range) - If guest sets to 65°F, thermostat won't go below 68°F - Occupancy sensors: automatically adjusts when no one's home **House rules disclosure:** I mention in my listing: "Smart thermostat maintains comfortable temperatures (68-76°F) to protect the HVAC system." No one has complained. **The savings:** - Before smart thermostat: $380/month (Phoenix summer) - After: $260/month (still high, it's Phoenix) - Annual savings: ~$1,440 Minut (https://minut.com) also has temperature monitoring if you want to track temps without controlling the thermostat. It'll alert you if the property gets unusually hot or cold (indicating the HVAC might be failing).

Fellow Phoenix host. A few more tricks: 1. **Blackout curtains** on all south and west-facing windows. Dropped my cooling costs 15-20%. Plus guests love sleeping in total darkness. 2. **Smart power strips** for all electronics. TVs, cable boxes, and gaming consoles draw phantom power even when "off." Smart strips cut power completely when not in use. 3. **LED bulbs everywhere.** If you still have any incandescent or CFL bulbs, swap them. $30 total investment for the whole property. 4. **Ceiling fans in every room.** A fan running uses 1/30th the energy of AC. With a fan running, you can set the thermostat 4°F higher and it feels the same to guests. 5. **Water heater timer.** My water heater turns off between 10pm-5am. No one's showering at 3am, and the insulated tank keeps water hot enough regardless. Total impact: my summer electric bill went from $420 to $290 with all these changes. That's $1,560/year saved.
