Here's my "minimum viable Airbnb" checklist — everything marked (M) is must-have, (N) is nice-to-have: **Bedroom:** - (M) Comfortable mattress + bed frame — this is the #1 review factor - (M) 2 sets of sheets, 2 pillows per person, duvet - (M) Blackout curtains or blinds - (N) Mattress topper, extra blanket, side table lamps **Bathroom:** - (M) 4 towel sets (bath + hand + face) - (M) Toilet paper (always have 4+ extra rolls) - (M) Body wash, shampoo, conditioner in pump bottles - (N) Hair dryer, makeup mirror **Kitchen:** - (M) Coffee maker (even a basic drip machine) - (M) Basic cookware: 1 pan, 1 pot, utensils - (M) Dishes, cups, silverware for 4 people - (M) Salt, pepper, cooking oil, dish soap, sponge - (N) Toaster, microwave, wine opener **Living:** - (M) Sofa or seating for 2+ - (M) WiFi (fast and reliable) - (M) TV with streaming capability - (N) Desk/workspace, books, board games **Operations:** - (M) Smart lock or lockbox — self check-in is essential - (M) Cleaning supplies for between guests - (M) Smoke detector + CO detector - (N) Extra phone chargers by the bed Skip the fancy decor, themed rooms, and gift baskets until you're making money. Get the basics right and guests will reward you with good reviews.

Totally agree with the above. I'd add ONE more must-have: **a house manual**. Even if it's just a printed sheet on the counter with WiFi, checkout instructions, and local emergency numbers. Guests WILL ask for these things if you don't provide them proactively. You can generate one quickly at https://strspecialist.com/tools/house-manual-generator — just fill in the blanks and print it.

My hot take: the *actual* minimum is a clean room, a good mattress, and WiFi. Everything else is optimization. I've seen hosts with bare-bones setups get consistent 4.5+ stars because the place was SPOTLESS and the communication was excellent. Focus your limited budget on: 1. Mattress comfort (50% of budget) 2. Cleanliness (hire a great cleaner) 3. Communication (respond fast, be helpful) Everything else is nice but not essential at launch.
