Unfortunately, in most jurisdictions the property OWNER is liable for noise violations at their STR, not the guest. Here's the landscape: **Owner liability (most common):** - Many cities specifically hold STR permit holders responsible for guest behavior - Fines typically go to the property owner, not the guest - Repeated violations can result in permit revocation - This is legal and has been upheld in court **Typical fine structures:** - 1st violation: Warning or $100-$250 fine - 2nd violation: $250-$500 fine - 3rd violation: $500-$1,000 fine + possibility of permit revocation - Some cities (like Nashville, Miami Beach) have $1,000+ first-offense fines for STR noise **How to protect yourself:** 1. **Noise monitoring** — Minut (https://minut.com) monitors decibel levels 24/7 and alerts you when noise exceeds your threshold. You can intervene BEFORE a neighbor calls the police. 2. **Clear house rules** with specific quiet hours: "Quiet hours: 10PM-8AM. Music must be kept at conversation level and moved indoors after 10PM." 3. **Automated messaging** — send a quiet hours reminder at 9:30PM on Friday and Saturday nights 4. **Party prevention** — screen guests, require government ID, disable same-day local bookings 5. **Response protocol** — if you get an alert, message the guest immediately: "Hey [name], it looks like noise levels may be elevated. Just a reminder that our quiet hours start at 10PM to respect our neighbors. Thanks!" **If you do get fined:** - You can pursue the guest for reimbursement through Airbnb's Resolution Center - Success rate varies — better to prevent than to try to recoup - Document the fine and your guest communication for potential claim The bottom line: as the STR owner, noise is YOUR problem to manage. Invest in monitoring and prevention.

I installed Minut in all 3 of my properties and it's paid for itself multiple times over. Last month I got an alert at 11:30pm — noise spiked above my 75dB threshold. Messaged the guest, they turned down the music within 5 minutes, and no neighbor complaint was filed. Without Minut, that would've been a police call, a $250 fine, and a strike on my STR permit. The $12/month sensor subscription looks pretty good next to $250+ fines.
