Support can be slow too. This is the enterprise choice for people scaling to 10+ or running a PM company. Hostaway (https://hostaway.com) is what I actually use and what I'd recommend for your situation (4-10 properties). About $25-40 per property per month. The channel management is excellent — Airbnb, VRBO, and Booking.com sync reliably with real-time calendar updates. Reporting is solid, the interface is clean, and they include a direct booking website. Not quite as flexible on automation rules as Guesty, and some features are locked behind higher tiers, but the overall balance of features, price, and usability is the best for mid-size portfolios in my experience. OwnerRez (https://ownerrez.com) is the cheapest at $15-25 per property per month, and honestly the most powerful in terms of customization and automation rules. I switched from Hospitable to Hostaway at 5 properties and here's what changed: **What I gained:** - True channel management with real-time calendar sync (Hospitable's VRBO sync was delayed) - Financial reporting per property and overall - Direct booking website (I get 15% of bookings direct now — no Airbnb fees!) - Owner statements (useful when I had a partner on one property) - Automated review requests with condition logic **What I lost:** - Hospitable's messaging UX is better. Their message templates and automated conversation flows are the best in the industry. - Simplicity. Hostaway does more but has a steeper learning curve. - My Saturday mornings. Spent 3 weekends migrating and setting everything up. **Advice:** Don't switch PMS too early. If Hospitable handles your needs at 1-3 properties, don't change just because you think you "should." Switch when you hit a specific limitation that's costing you money or time.
