Great question and one every STR host should think about after year 2-3. Here's my diversification strategy: **Within real estate:** 1. **Mid-term rentals (30+ day)** — I've converted 2 of my 6 properties to mid-term (traveling nurses, corporate housing). Lower revenue but much less work and zero regulatory risk. 2. **Long-term rentals** — My "boring" investments. Cash flow is lower but they're truly passive and recession-resistant. I buy one LTR for every 2-3 STRs. 3. **House hacking** — My primary residence is a duplex. Tenant pays 80% of my mortgage. Living for almost free. **Outside real estate:** 4. **Index funds** — Every month, I auto-invest 15% of STR profits into Vanguard total market index (VTSAX). This is my "set and forget" diversification into the stock market. 5. **Business income** — I started a co-hosting business managing other people's properties. Revenue stream that doesn't require capital investment. 6. **Emergency fund** — 6 months of ALL expenses (personal + property) in a high-yield savings account. STR income is volatile — having a cash buffer prevents panic decisions during slow seasons. **My allocation formula:** - 50% of profits → reinvest in real estate (STR, MTR, or LTR) - 20% → income taxes (estimated quarterly payments!) - 15% → index funds + retirement - 10% → business reinvestment (tools, education, team) - 5% → personal spending The goal is to reach a point where if ALL my STRs disappeared overnight, I could still cover my living expenses with other income sources. I'm about 60% there. For financial tracking across all these, I use the STR Specialist tools at https://strspecialist.com/tools/cleaning-fee-calculator to keep my STR costs optimized.

My diversification play that nobody talks about: **content and education.** After 4 years of hosting, I have genuine expertise. I started: - A YouTube channel documenting my STR journey (1,200 subs, growing) - A local consulting service helping new hosts launch ($150/hour) - An email newsletter from guest emails captured via StayFi (https://stayfi.com) These create income streams that aren't dependent on property performance, regulations, or Airbnb's algorithm. The knowledge in your head is an asset — monetize it.
