Dining table and chairs $350. Linens — 4 sets of sheets plus towels — about $400. Kitchen essentials $300. Smart lock (Schlage Encode) $200. TV + streaming stick $250. Decor stuff — art, throw pillows, rugs — around $400. Bathroom supplies $150, cleaning supplies $100, initial consumables like coffee and toilet paper $75, and listing photography $250. All in: about $4,625. I used Facebook Marketplace for the sofa and dining set which saved roughly $500. Could have spent less on mattresses but they directly impact reviews so I wouldn't skimp there. Similar numbers to the above. My 2BR in Raleigh came in at ~$5,200 including the photography and first month's cleaning supplies. The one thing I'd add: **budget $500-800 for "oh crap I forgot" items** in the first month. There's always something — a better shower head, extra hangers, a second set of keys, a cheese grater you forgot, etc. It adds up fast. Also: don't buy everything new. HomeGoods, TJMaxx, and Facebook Marketplace are your friends for decor and kitchen supplies.

I launched on a much tighter budget — $2,800 total for a 1BR. Here's how: - IKEA FRIHETEN sofa bed ($500) — legendary in the STR community for durability - IKEA MALM bed frame + HÖVÅG mattress ($450) - All kitchen stuff from Dollar Tree + HomeGoods ($120) - Towels and sheets from Amazon basics ($180) - Used TV from Facebook Marketplace ($80) - Smart lock from Amazon ($120) - Everything else: thrifted, gifted, or DIY'd It's not luxury but I'm getting 4.7 stars and $2,100/month revenue. ROI was insane. You can always upgrade later as the revenue comes in.
