Great question — comprehensive remote monitoring prevents the truly expensive disasters. Here's my full remote monitoring stack: **Already have (sounds like you're here):** - ✅ Exterior cameras (Ring) - ✅ Noise/occupancy monitoring (Minut at https://minut.com) **Critical additions:** **Water leak sensors — Govee or Flo by Moen** - Place under: sinks, water heater, washing machine, dishwasher, toilets - Alerts you to leaks BEFORE they cause $5K-50K in water damage - Cost: $15-25 per sensor - **Priority: #1 addition** — water damage is the most expensive and common STR disaster **Smart thermostat — Ecobee or Nest** - Monitor temperature remotely - Prevent guest AC abuse - Detect HVAC failures (temperature not responding to commands = broken system) - Prevent pipe freezing in winter (alert if temp drops below 55°F) **Humidity sensor — Govee or SensorPush** - Monitor indoor humidity (target: 40-55%) - High humidity = mold risk - Low humidity = guest comfort issues, wood damage - Especially critical in basements and bathrooms **Smart plugs with energy monitoring — Kasa or Wemo** - Monitor high-draw appliances (HVAC, water heater) - Sudden energy drops = appliance failure - Guests left something on? Turn it off remotely **Smart smoke/CO detector — Nest Protect** - Remote alerts for smoke and CO (standard detectors only alarm locally) - Critical for remote properties where you can't hear a local alarm **Internet monitoring — your router's app** - Google Nest WiFi shows connection status - If your internet goes down, your smart lock codes won't update, cameras go offline, and guests lose WiFi - Set up alerts for internet outages **Total additional investment:** ~$300-500 per property **What it prevents:** Water damage ($5K-50K), mold ($2K-10K), HVAC failure during peak stay ($500-2K), pipe freeze ($5K-20K) The ROI on preventive monitoring is astronomically high. You only need to prevent ONE water damage event to justify 10 years of sensor subscriptions.

I'd add: a smart water shutoff valve (Flo by Moen, ~$500 installed). It monitors water flow patterns and can automatically shut off the main water supply if it detects a leak or abnormal flow. This is the nuclear option for water damage prevention. If a pipe bursts at 2am and you're 3 hours away, the valve shuts off water automatically and sends you an alert. The damage is limited to whatever leaked before shutoff (usually a few gallons) instead of running for hours. Expensive but it's literal insurance. Especially for remote properties.
