I generate an extra $200-400/month from add-ons across 3 properties. Here's what works: **High ROI:** 1. **Early check-in / late checkout: $25-50 each.** If I don't have a same-day turnover, I offer this through my direct message. Zero additional cost. About 20% of guests ask for it. Easy $300-400/month. 2. **Welcome grocery package: $50 (I spend $30).** A basket with wine, snacks, breakfast essentials. Offered in pre-arrival message. About 10% uptake but great reviews. 3. **Airport transfer referral:** I have a deal with a local car service where I get $10 per referral. Not huge money but it's completely passive. **Lower ROI but good for reviews:** 4. **Viator tour commissions** — I link Viator experiences in my guidebook. About $50/month in referral income. Viator (https://viator.com) has an affiliate program. 5. **Local restaurant partnerships** — Some restaurants give a 10% kickback for referrals. Small money but guests love personalized restaurant recommendations. The upsells that DON'T work: branded merchandise, cooking classes you host yourself (too time-intensive), photography sessions. Anything that requires your time isn't scalable.

Late checkout is my #1 upsell. I charge $40 for checkout extended to 1pm (normally 11am). The key: only offer it when there's no same-day turnover. I automated this — Hospitable (https://hospitable.com) checks my calendar and only includes the late checkout offer in the pre-checkout message when the next day is free. About 30% of guests take it. That's $40 × 30% × 20 bookings/month = $240/month from doing literally nothing extra.
