Summer guests want outdoor activities; winter guests want cozy indoor experiences. **Amenity highlights:** Update which amenities appear first in your highlighted amenities section. Pool/AC in summer, fireplace/heating in winter. **Guidebook updates:** Seasonal restaurant recommendations, current events, and activity suggestions. **Pricing (most important):** Use PriceLabs (https://pricelabs.co) or Beyond Pricing for automatic seasonal rate adjustments. Summer rates, holiday premiums, ski season bumps, and off-season discounts should all be programmed. **I update my listings 4x per year** (March, June, September, December). Each update takes about 20 minutes. The ROI is significant — my winter bookings increased 20% after I started showing winter-specific photos and adjusting the description.

One pro tip: Airbnb re-indexes your listing when you make significant updates (new photos, description changes). Strategic seasonal updates can give you a mini rank-boost 4 times per year. Also: save your seasonal photo sets so you can quickly swap them each season. I have 4 photo folders on my computer: Spring, Summer, Fall, Winter. Each season, I just drag and drop the new set. Takes 5 minutes.
