This is one of the most frequently misunderstood areas of hosting. Here are the rules: **Airbnb's camera policy (updated 2024):** - ❌ **NO indoor cameras allowed** — anywhere, for any reason, even if disclosed - ❌ This includes "smart home devices" that record audio (Alexa Show, etc.) - ✅ **Outdoor cameras allowed** in common areas (entrance, driveway, patio) IF: - Disclosed in the listing description - Shown on the listing amenities - Not pointed at private areas (bedrooms, bathrooms through windows) - ✅ **Noise monitoring devices** (Minut, NoiseAware) allowed IF: - They do NOT record audio conversations - They only measure decibel levels - Disclosed in listing **Violation = account suspension or removal from platform.** **Legal requirements (US law):** Law varies by state but generally: - **One-party consent states** (most states): You can record in common areas you own - **Two-party/all-party consent states** (CA, FL, IL, MA, others): Recording conversations without all parties' consent is illegal - **Video-only** (no audio) is generally legal in areas with no expectation of privacy - **Audio recording** in private spaces is almost universally illegal without consent - **Bedrooms and bathrooms** — cameras in ANY capacity = illegal, criminal offense **Best practice setup:** 1. Ring Video Doorbell at main entrance — disclosed in listing 2. Outdoor camera(s) covering driveway/parking/back yard — disclosed 3. Minut or NoiseAware noise sensor inside — disclosed (monitors decibels only, no recording) 4. NO cameras inside the property 5. ADD a disclosure note in your listing AND house manual **Sample disclosure language:** *"For the safety and security of our guests and property, outdoor security cameras are present at the front entrance and driveway. These cameras record video only. A noise monitoring device (no recording capability) is present inside to ensure quiet enjoyment for neighbors. What happens if you DON'T disclose cameras: - Guest discovers camera → reports to Airbnb - Airbnb investigates → your listing is suspended - If camera was INDOOR: permanent ban from Airbnb - If camera was outdoor but undisclosed: listing suspended until corrected + violation warning - Guest may receive full refund + credit - In some states: guest can sue for invasion of privacy (damages of $1,000-10,000+) I saw a host in our local Facebook group lose their account (17 listings!) because they had an indoor camera they "forgot" to disclose. Airbnb doesn't warn — they just shut you down. **Bonus tip:** Even after removing old cameras, remove the mounting hardware and fill the screw holes. I had a guest freak out because they saw camera mount brackets in the bedroom from a previous security system. No camera was there, but the appearance of surveillance ruined their stay and I got a 1-star review.
