I've tested way too many gadgets across 5 properties so let me save you some money here. The stuff that's actually worth it: smart lock first and foremost. Schlage Encode Plus or August Wi-Fi, $200-250. Unique codes per guest, no key handoffs, you can see who accessed when. This is THE number one smart investment, period. Smart thermostat second — Ecobee or Nest for $130-200. Set temperature limits so guests don't blast AC to 60 in July, monitor for HVAC issues remotely, and you'll save 20-30% on heating/cooling. Third: noise monitor. Minut at $150 plus $6/month. Party prevention, neighbor relations, occupancy estimation. Pays for itself the first time it catches something. After those three essentials: a Ring video doorbell ($100) to see arrivals and verify occupancy, smart plugs ($15-25 for a 4-pack) for scheduling outdoor lights and creating a welcome scene, and water leak sensors ($15-25 each) under every sink and near the water heater. Those $15 sensors are absurdly good ROI — one of mine caught a slow leak that would've been $5k in damage. Nice to have but not essential: a smart TV with Roku or Fire TV built-in so guests can log into their streaming apps, an Echo Dot if you want guests to be able to play music (but disable purchasing and drop-in features), and a smart garage door opener if applicable. Don't bother with: smart blinds (cool but guests don't care and they break), smart showers (unnecessary complexity), whole-home smart lighting (diminishing returns — just put smart switches that look like normal switches), robot vacuums left out for guests (they get broken or stolen), and smart coffee makers (just get a Keurig). For your $500-700 budget on a 2BR condo, here's what I'd do: Schlage Encode ($230), Ecobee thermostat ($170), Minut noise sensor ($150), Ring doorbell ($100), and three water leak sensors ($45). That's $695 and covers everything that matters. One critical thing about smart thermostats in STR: **set temperature limits.** Without limits, guests will: - Set AC to 60°F in August (your electricity bill: $400 that month) - Set heat to 85°F in winter with windows open - Turn off the HVAC entirely and you discover mold 3 months later With Ecobee, you can set: - Cooling minimum: 68°F - Heating maximum: 75°F - "Away" mode that activates when Minut detects the unit is empty This alone saved me $200/month in electricity across my properties. The Ecobee also alerts you to HVAC filter changes and system malfunctions — prevents expensive breakdowns. One more: **don't put smart speakers in bedrooms.** Some guests are paranoid about listening devices. Living room/kitchen only, and disclose them in your listing.
