I've been using StayFi (https://stayfi.com) for 14 months. Here's the actual numbers: **Email capture rate:** 62% of guests who connect to WiFi provide their email **Total emails collected:** ~500 across 4 properties **What I do with the emails:** 1. **Direct booking promotion:** Monthly email with a "book direct and save 10%" offer. ~8% of repeat bookings now come through this channel (vs Airbnb). 2. **Seasonal promotions:** "Hey, we have availability for CMA Fest weekend — book before it sells out!" targeted to past Nashville guests. 3. **Referral program:** "Refer a friend and get $50 off your next stay." Past guests are your best source of qualified referrals. 4. **Review bumps:** If someone stayed recently and didn't leave a review, a gentle email reminder sometimes works (outside of Airbnb's platform). **Revenue attributable to StayFi emails in 14 months: ~$4,200** in direct bookings that would have otherwise gone through Airbnb (saving the 3% platform fee + getting a higher ADR because no commission embedded in pricing). **Cost:** $10/property/month = $40/month × 14 months = $560 **ROI: $4,200 / $560 = 7.5x return** **Guest experience:** The splash page is simple — "Welcome to [Property Name]! Enter your email to connect." It looks like a hotel WiFi page. Zero complaints in 14 months.

I use StayFi differently — I use it primarily for **marketing analytics**, not email campaigns. The dashboard shows me: - How many guests connect per stay - Average time spent on WiFi - What devices they use - Return guest identification The return guest data is fascinating — I can see when a past guest comes back through a different platform. Helps me understand my guest demographics and booking patterns. For email marketing, I pipe StayFi data into Mailchimp and run a simple automation: - Welcome email (sent 1 day after check-in) - Thank you email (sent 1 day after checkout) - Seasonal offer (sent quarterly to past guests) That's it. Three simple emails. Low effort, consistent results.
