The STR host's waterproofing bible — everything I use after 3 years and $4,000+ in replaceable-could-have-been-prevented damage: **Mattresses:** - **Waterproof mattress protector** on EVERY bed. SafeRest Premium is the gold standard ($35-45). Completely waterproof, silent (no crinkling), doesn't affect sleep quality. Replace annually. - **Waterproof pillow protectors** too ($12 for a 4-pack). Drool, sweat, makeup — all kept off pillows. **Sofas:** - **Performance fabric** — When buying sofas, choose Crypton, Revolution, or Sunbrella fabrics. They're waterproof at the fiber level. - **Scotchgard** — For existing fabric sofas, spray with Scotchgard Fabric Protector every 3-4 months ($12/can). Not as good as performance fabric but helps. - **Washable sofa covers** — Stretch slipcovers from CHUN YI on Amazon ($50-80). When a guest spills wine, pull the cover off and wash it. Done. - **Leather/pleather** — Naturally waterproof. Just wipe clean. More expensive upfront but saves money long-term. **Floors:** - **LVP (luxury vinyl plank)** — The ONLY flooring I'll put in an STR. Waterproof, scratch-resistant, looks like hardwood. If carpet is existing, add waterproof rug pads under Ruggable washable rugs. - **Carpet?** Replace with LVP before hosting. Carpet in an STR is a biohazard waiting to happen. - **Washable rugs** — Ruggable (https://ruggable.com) or Tumble. Machine washable. $150-250 each but last 2+ years. **Dining area:** - **Placemats** on dining table (silicone, wipeable) — $15 for a set of 6 - **Table protector pad** under tablecloth — $20 - **Highchair mat** if you accommodate families — $15 plastic mat from Amazon **Bathroom:** - **Caulk everything** properly. Re-caulk tub/shower annually. Water damage from bad caulk = $1,000+ repair. - **Shower curtain liner** (replace monthly, $5 each). Just buy in bulk. - **Quality bath mat** with non-slip backing — replace every 6 months. **Total investment:** ~$500-700 for full protection. That's the cost of ONE mattress replacement. The math is obvious. One more thing: document the condition of all protected items with timestamped photos before each guest. If damage happens despite protection, you have clear evidence for insurance claims. Proper Insurance (https://properinsurance.com) processes damage claims much faster with photo documentation.

The hero product nobody knows about: **CRI (Certified Restorer Identification) certified carpet cleaning spray for quick spot treatment.** I keep a bottle of **Folex carpet spot remover** ($8 at Home Depot) under every sink. If a cleaner spots a stain, they spray it immediately. It works on carpet, upholstery, and even mattresses. Prevents most stains from setting permanently. Also: **mattress encasements** (not just protectors). An encasement wraps the entire mattress like a fitted sheet zips around it. Protection from ALL sides including bed bugs (which yes, can happen in STR). SafeRest and SureGuard make excellent encasements for $45-60. Better protection than a standard cover and also creates bed bug defense.
