The foam is denser, the springs are more resilient, and they handle different body weights without developing permanent impressions. - Where to buy: US-Mattress.com, hotelmattresses.com, or direct from Serta/Simmons commercial division - My pick: Serta Perfect Sleeper Hotel series. I have them in 4 properties and after 3 years, zero complaints. **Runner-up: Tuft & Needle Original** - $500, good middle ground between comfort and durability - Not as resilient as hotel-grade but guests love the feel - Replace every 3 years in STR use **Budget pick: Zinus Green Tea Memory Foam 12" (NOT the 10")** - $300-350 for the 12". The extra thickness makes a huge difference - Replace every 2 years. At $175/year it's actually more expensive long-term than a $500 mattress lasting 3-4 years - Fine for a starter property but plan to upgrade **Skip: Premium bed-in-box brands (Casper, Purple, Tempur-Pedic)** - Great for personal use, not ideal for STR. The memory foam breaks down faster with different sleepers nightly. - Not worth the premium price for STR use case.

The mattress protector is AS important as the mattress. I use SafeRest Premium waterproof protectors ($25-35 on Amazon) on every mattress. Replace the protector every 6 months and the mattress will last 2x longer. Also, use a mattress topper ($50-80 memory foam or down alternative) as a sacrificial layer. The topper takes the wear and tear. Replace the topper annually, and the mattress underneath stays fresh for years. Total sleep system cost: $500 mattress + $30 protector + $60 topper = $590 that lasts 4-5 years. Per year: $118-148. Very reasonable.

At $15-20 per pillow, it's a tiny cost for a massive impact on sleep quality reviews.
