In practice that catches the full misbehaviour stack: the party (noise + crowding), the smoker, the winter freeze risk, all from one puck on the ceiling. Its outdoor mode with wind filtering extends coverage to patios and pools.

NoiseAware measures decibel levels and duration, full stop — deliberately. There’s no occupancy counting (it infers crowds indirectly from noise patterns) and no environmental sensing. What it does instead is depth: its adaptive baseline learns each property’s normal soundscape, so a lively but legal Saturday dinner doesn’t page you while a genuine party does. If your only question is “is there a party?”, NoiseAware answers it with fewer false positives; if you want to know everything happening in the property, Minut is the obvious pick.

Minut hardware runs about $129–150 per sensor, and the Starter plan is free — basic noise and motion alerts to your phone for one home, no subscription. The Standard plan (roughly $8–10/month per home) unlocks multi-home dashboards, unlimited users and full history; the Pro tier adds PMS integrations and automated guest messaging.

NoiseAware charges $199+ per sensor upfront, then $99/year (Standard) or $199/year (Professional — required for PMS integrations, auto-messaging and the portfolio dashboard). For a 3-property host over two years, a typical Minut setup costs meaningfully less than the NoiseAware equivalent. NoiseAware’s annual billing is admittedly tidy for tax purposes, but on raw dollars Minut wins at every portfolio size.

Minut’s standout automation is its official Airbnb integration: when noise crosses your threshold, Minut can automatically message the current guests through Airbnb itself — a first warning that resolves most incidents without waking you. Paired with PMS integrations (Guesty, Uplisting and others), the whole detect-warn-escalate loop runs hands-free.

NoiseAware counters with multi-channel alerting (SMS, email, app) and custom escalation chains on the Professional plan — first alert to the guest, second to the co-host, third to you — plus reservation-linked context via PMS integrations. Both platforms earned 9/10 on alert automation; Minut’s Airbnb channel is unique, NoiseAware’s escalation design is more operationally mature.

Minut scored 13/15 on PMS sync: the official Airbnb partnership plus integrations with Guesty, Uplisting and other major platforms mean reservations map to devices automatically and guest messaging routes through the right channel. NoiseAware’s 8/15 reflects a narrower list, gated behind the Professional plan — its integrations work, but there are fewer of them and they cost more to unlock. If your workflow lives in a PMS, check the lists; Minut probably supports your stack, NoiseAware might.

Neither device records audio or conversations, and neither has a camera. Minut processes sound on-device and transmits only computed events; NoiseAware transmits decibel readings and duration only. NoiseAware’s Professional plan is built for managers: a single portfolio dashboard across every property, reservation-linked incident logs, escalation chains per property group, and API access. Its incident reports — timestamps, decibel curves, duration — double as evidence for OTA damage claims. Minut’s multi-home dashboard with unlimited users covers small teams well (and its incident history is solid), but NoiseAware’s operational maturity at 20+ properties earned it the higher team score.
