Market Overview

New York City's Local Law 18, which took effect in September 2023, effectively banned most short-term rentals in the city by requiring hosts to be present during guests' stays and limiting listings to two guests. While a small number of registered hosted home-shares continue to operate, the traditional STR investment property model is no longer viable in NYC. Investors seeking New York metro exposure should consider Jersey City, NJ (more permissive) or focus on other markets entirely.
