Winner: HospitableHospitable’s free unlimited-property Essentials plan is unmatched — Guesty only pays off at scale.
This gap widened dramatically in April 2026, when Hospitable became the first major PMS to launch a genuinely free plan. Essentials costs $0 forever — not a trial — with no cap on properties, and includes the core of the product: channel sync across Airbnb, Vrbo, Booking.com and Agoda, the unified inbox, automated messaging, a guest portal and task management. What it holds back for paid tiers: direct booking websites, smart lock integrations, dynamic pricing connections and the advanced AI features.
The paid plans remain transparent and self-serve: Host is $29/month for your first property plus $10 for each additional one, Professional is $59/month (2 properties, $15 per extra) with deeper automation, and Mogul at $99/month adds an owner portal and QuickBooks sync. Every plan gets a 14-day all-features trial with no card required.
Guesty Lite covers 1–3 listings at $39/month ($27/month billed annually), but the moment you need the Pro tier — which is where Guesty’s real feature set lives — pricing becomes a custom quote, typically estimated at $45+ per listing per month plus onboarding fees. For a 5-property host, Guesty will usually cost 2–3× Hospitable’s paid tier — and infinitely more than Essentials.
Guesty’s premium isn’t wasted money if you use what it buys: built-in revenue management, owner statements, trust accounting and a dedicated account manager replace two or three separate subscriptions. But if you just need automation and channel sync, Hospitable now does that for free.

02Guest messaging & automation
Winner: HospitableBoth are excellent, but Hospitable’s messaging automation is the best we’ve tested at its price.
Hospitable was built around messaging, and it shows. Event-based automations cover the full guest journey — inquiry, booking, check-in instructions, mid-stay check-ins, checkout, review requests — from a unified inbox that merges Airbnb, Vrbo, Booking.com and direct bookings. Its AI can answer common guest questions automatically, and in our testing the answers were accurate enough to leave on for routine queries. Cleaner and team scheduling hang off the same events, so a new booking automatically creates the turnover task.
Guesty matches the feature list — unified inbox, AI-powered replies, automation workflows, plus 24/7 professional guest services you can hire to answer messages for you (a genuine differentiator for hands-off operators). At 50+ listings, Guesty’s automation rules and team permissions are more industrial. But for the size of host who is choosing between these two, Hospitable gets you to the same automated guest experience with far less configuration.
03Channel management & sync reliability
Winner: GuestyGuesty’s 60+ channels and near-perfect API sync lead the industry.
Guesty connects to 60+ booking channels with real-time API sync — beyond the big three, that includes Expedia, Agoda, TripAdvisor, Marriott Homes & Villas and regional OTAs, all from one multi-calendar. In our rubric it scored 14/15 on channel sync, the strongest result in our PMS testing, and its 99.9% uptime record matters when a missed sync means a double booking.
Hospitable covers the channels most hosts actually use — Airbnb, Vrbo, Booking.com, Agoda Homes and Google Vacation Rentals — and its sync scored a close 13/15: we saw no double bookings in testing. The honest summary: if your distribution strategy is the big three plus a direct site, Hospitable is enough. If you want to list everywhere, only Guesty gets you there.
04Ease of use & setup
Winner: HospitableHospitable is live in an afternoon; Guesty is a proper onboarding project.
We had Hospitable connected, syncing and sending automated messages in about three hours, self-serve. The interface is clean, the defaults are sensible, and the built-in templates mean you’re not writing every message from scratch.
Guesty’s interface is polished for what it manages, but there is simply more of it — revenue tools, accounting, owner portals, task management — and most Pro customers go through a guided onboarding measured in days or weeks. Guesty offsets this with personalised onboarding and account management, which works well, but it’s a commitment. If you want software that’s working today, that’s Hospitable.
05Scaling, teams & back office
Winner: GuestyOwner statements, trust accounting and team controls make Guesty the operator’s platform.
This is where the two products genuinely diverge. Guesty is built for operations at scale: granular team roles and permissions, task management across cleaners and maintenance, owner portals with automated statements, trust accounting, and analytics that treat your portfolio like the business it is. It scored 9/10 on team & scale in our rubric, and it’s the reason property management companies standardise on it.
Hospitable handles small teams well — cleaner scheduling and shared inboxes are solid — but it scored 7/10 here for a reason: owner statements and real accounting require third-party tools, and some bulk inbox actions felt slower once we simulated a larger portfolio. If you co-host or manage for owners, that gap is the single biggest argument for Guesty.

Guesty runs a marketplace of 200+ integrations — smart locks (August, Yale, Schlage, Tedee, plus its own Locks Manager), pricing tools (its native PriceOptimizer alongside PriceLabs), insurance, screening, and accounting — scoring a perfect 10/10 in our rubric.
Hospitable’s ecosystem is smaller but covers the essentials a self-managing host needs: PriceLabs and Wheelhouse for pricing, Schlage and other major locks, Turno for cleaning. It scored 9/10 — what’s there works well; there’s just less of it. One caveat that cost Hospitable points in our testing: data export scored 3/5, so getting your full history out is harder than it should be. Guesty is better (CSV/JSON exports) though also not perfect.
07Support & reliability
Winner: GuestyBoth are reliable; Guesty’s 24/7 support and account managers tip it.
Both platforms scored 9/10 on reliability in our rubric and neither dropped a booking during testing. The difference is support depth: Guesty offers 24/7 support across plans with dedicated account managers on Pro and Enterprise, while Hospitable’s chat and email support is responsive and genuinely helpful, but keeps business hours. When a lockbox code fails at 11pm on a Saturday, that difference stops being theoretical.

The bottom line
Guesty and Hospitable aren’t really fighting over the same host. Hospitable is the best automation-first PMS for self-managing hosts — and now that its Essentials plan makes the core product free for unlimited properties, the barrier to trying it is zero. Guesty is the platform you graduate to when short-term rentals become a business with staff, owners and a tech stack — and at that point its premium stops being a cost and starts being consolidation.
Our scores reflect that framing: Guesty’s 95/100 is the highest we’ve given a PMS, but it’s earned at a scale most hosts never reach. Hospitable’s 88/100 comes with a free entry point and a simplicity that make it the right answer for the majority. Pick based on where your portfolio will be in 18 months, not where it is today — migrating a PMS mid-season is the move everyone regrets.
