Head-to-head comparison · Updated July 2026
Uplisting vs Hospitable
Two of the most straightforward PMS platforms for small portfolios — one is flat-fee, one is free. The trade-offs matter more than the price tags.
Flat-fee PMS at $29/property/month — unlimited listings and users, no tiers to climb
Automation-first PMS with a free unlimited-property plan
The quick verdict
Hospitable (88/100) beats Uplisting (74/100) on our rubric mainly because of its free Essentials plan and a real mobile app — Uplisting has no native app at all, browser-only. Uplisting’s case is pricing predictability: a flat $29/property/month (dropping to $24 annually) with unlimited users and listings on every tier, versus Hospitable’s per-property fees once you’re past the free plan. If you want the lowest-friction free start, pick Hospitable; if you want one flat number per property with no upsell ladder, Uplisting is refreshingly simple.
…you want dead-simple, predictable per-property pricing with unlimited team members and don’t need built-in dynamic pricing or a mobile app.
…you want a modern interface and a real mobile app, starting free, with the strongest guest-messaging automation in this comparison.

The full breakdown
6 dimensions that actually decide which tool fits, based on running both on real listings.
01Pricing & value for money
It’s a tieUplisting’s flat $29/property is predictable; Hospitable’s free tier is unbeatable at small scale.
Uplisting charges one flat rate — $29/property/month, or $24/property on annual billing — with unlimited listings and unlimited team users on every plan, including Professional. There’s no per-user fee, no feature-gating between tiers beyond automation depth and white-labelling. It scored 9/10 on value for exactly this reason: hosts always know what next month costs.
Hospitable’s Essentials plan is free for unlimited properties, which is objectively cheaper for a single-property host or anyone testing the waters. But once you want direct booking sites or deeper automation on Professional/Mogul, Hospitable’s pricing becomes more layered ($29–99 plus per-additional-property fees) than Uplisting’s single flat number.
- $29/property/month flat ($24 annual)
- Unlimited users and listings, every plan
- No feature-gating between tiers beyond automation
- Essentials: FREE, unlimited properties
- Paid tiers add per-additional-property fees
- Direct booking sites priced separately
02Mobile access
Winner: HospitableUplisting has no native app — a real gap Hospitable doesn’t share.
This is Uplisting’s clearest weakness: there is no mobile app, native or otherwise — you manage everything from a browser, including on your phone. For hosts who handle guest issues on the go, that’s a genuine daily inconvenience.
Hospitable ships a full-featured mobile app on every plan, including the free tier, letting you respond to guests, check calendars and handle tasks without opening a laptop.
03Automation & guest messaging
Winner: HospitableHospitable’s 9/10 automation outpaces Uplisting’s 7/10.
Both platforms automate guest messaging and review requests, but Hospitable’s event-based system covers more of the guest journey with less configuration — it scored 9/10 versus Uplisting’s 7/10. Uplisting’s automation is real and useful (templated workflows, task checklists) but shallower, and its own review notes fewer advanced workflow options as a limitation.
04Setup & day-to-day simplicity
Winner: UplistingUplisting scored slightly higher on setup — there is genuinely less to configure.
Uplisting’s whole pitch is fewer decisions: connect your channels, and you’re live. It scored 9/10 on setup, edging out Hospitable’s 8/10 — there are fewer plan tiers to evaluate and no automation rules to build from scratch before the product is useful.
Hospitable’s setup is also fast (around three hours in our testing) but involves more choices — which automation rules to enable, whether to add a direct booking site tier — that Uplisting simply doesn’t present.
05Dynamic pricing
It’s a tieNeither PMS has a built-in pricing engine — both lean on PriceLabs or Wheelhouse.
Uplisting and Hospitable are aligned here: neither includes native dynamic pricing. Both integrate with PriceLabs and Wheelhouse, so the practical cost of dynamic pricing is the same external subscription either way — this dimension doesn’t move the decision.
06Support & reliability
Winner: HospitableHospitable’s 8/10 support edges out Uplisting’s 7/10.
Hospitable scored a point higher on support in our testing (8/10 vs 7/10), with responsive chat and email coverage. Uplisting’s support is solid but was flagged as a step behind on complex, multi-property setups. Reliability was close on both — no missed syncs during testing.

Which one should you choose?
Choose Uplisting if…
- You want one flat, predictable price per property with no tiers to climb
- Unlimited team users matter and you don’t want to pay per seat
- You’re fine managing entirely from a browser — no mobile app needed
- You want the absolute minimum number of setup decisions
- You’re not planning to add a direct booking website anytime soon
Choose Hospitable if…
- You want to start completely free with unlimited properties
- A native mobile app is part of your daily workflow
- Best-in-class automated messaging matters more than flat pricing
- You might want a direct booking site down the line
- You’d rather have slightly better support coverage
The bottom line
Uplisting and Hospitable both chase the same host — someone who wants a PMS without enterprise complexity — but solve for different anxieties. Uplisting removes pricing uncertainty: one number, unlimited users, no upsell ladder. Hospitable removes cost entirely at the entry tier and backs it with the stronger automation and the only mobile app of the two.
Our scores (Hospitable 88, Uplisting 74) reflect that most hosts value the free plan and mobile app more than flat-fee predictability. But if you’ve been burned by PMS pricing that crept up as you scaled, or you dislike browser-only tools less than surprise bills, Uplisting’s simplicity is a legitimate reason to choose it anyway.
